What does the new Stage 4 Restrictions mean for Real Estate?

At Rosin Smyth and Partners, our top priority is supporting our clients and community throughout this challenging time.

In order to help you understand the current restrictions and how they impact the real estate industry, we have compiled a series of frequently asked questions.

What does the Stage 4 restrictions mean for Real Estate?

During these new restrictions we are unable to conduct any onsite work, meaning our office will be closed during this period. Additionally, we cannot conduct any inspections, including private appointments.

Regardless of the restrictions, our team is well prepared to facilitate any entry/exit inspections and any property sales in a contacless manner.

Can I still inspect a property?

Under stage 4 restrictions we are unable to hold any face-to-face private inspections. However, with our current listings we are able to provide additional photographs and property videos with as much detail as possible – upon request of interested parties.

Can Tradesmen come into my property?

With Stage 4 restrictions, tradesmen are able to come into your home, but only for emergency repairs.

Can I end a lease and move into a new property?

Yes, under these restrictions services relating to ending a lease and starting a new one are permitted, but the process must be carried out as efficiently and contactless as possible.

Removalist and Vacate Cleaners are allowed as long as it’s within the curfew of 5:00am and 8:00pm.

Can I settle on a sale?

Yes, if you have already committed to settling during the stage 4 lockdown period, you can proceed. Services relating to a property settlement – including property valuations, pest and building inspections, pre-settlement inspections and contact-free key collection – have been approved as permitted activties.
